It’s the most wonderful time of the year on the Outer Banks! Our small business community is bursting with holiday cheer. Supporting our local small businesses as well as giving back to our neighbors and local organizations is what the holiday season on the OBX is all about. There are also some great local events, markets as well as great kids’ events taking place from Corolla to Hatteras Island. 12 Bars of Christmas
This annual Outer Banks event is a collaboration between twelve local restaurants that transform into 12 festive pop-up bars during the month of December! All are decked out with holiday flair and décor, with catchy holiday themed names, menus and drink specials. A portion of the proceeds of this holiday tour goes to local Outer Banks charities.

Holiday Lights-Elizabethan Gardens
A holiday tradition not to be missed! Stroll along illuminated garden walks and discover the joy of the season with holiday lights that transform the ten-acre gardens into an enchanted wonderland. The radiant glow, holiday décor, and a crackling open-air fire, add to the festive atmosphere. Seasonal plants and holiday gifts will be available in the Gift Shop and Nursery. Kitchen Decor
Decorate the heart of your home. Transform your kitchen around the holidays by hanging wreaths over the cabinet doors, and lining the top of cabinets with greenery or garland. Kitchen windows and vent hoods also make great spots to display wreaths and garland.

Dining Room 
Another opportunity for creating a festive holiday design style in your home is in your dining area. Add small wreaths to the backs of dining chairs or simply drape a seasonal throw for a more cozy feel. For the table, add some greenery, colorful candles or other fun smaller holiday decorations you may have.

Organic Touches
Go au naturel. No matter where you live, nature’s bounty is all around, and adding some aspects from what lives outside your home can create an organic flair to your holiday décor. For a more coastal feel, grab some seashells, colorful seaglass or dried pampass grass. If you don’t have access to these wonderful beach items, consider dried fruit, dried florals or even pines cones added to your wreaths and tablescapes. The results are seasonally appropriate and endlessly sophisticated.

“One of my favorite ways to snuggle up to the holiday season is with timers on lights.  Since it’s dark before we can blink, having your home aglow with preset candle lights and Christmas lights when you get home sets the tone for warm and cozy holiday vibes.  Candles and string lights with timers are easy to find nowadays.  I also love using sprigs of plants and trees from my garden that I spray with a can of gold or silver paint to use in arrangements in holiday vases or as picks in the Christmas tree or garland.  It adds unique texture and bling that you can’t buy off the shelf!”- Tiffany Day, Outer Banks Interior Designer with Tiffany Day Designs.

Front Entrance Transformation
Adding a gorgeous wreath on the front door is a lovely and timeless option but why stop there?
Consider incorporating more unique items to your front entrance. Vintage furniture draped with garland or even a wooden sled, are beautiful additions to any Christmas display. As an alternative to a front door wreath, stuff a decorative stocking with fresh greenery to hang on your door. On Tuesday, November 14th, The Wall That Heals-a traveling three-quarter scale replica of the Vietnam Veterans Memorial in Washington, D.C., that tours the country—arrives in Dare County. View an overview of Outer Banks Veteran’s Week activities below:

Outer Banks Veterans Concert- Friday, November 10
The Outer Banks Veterans Concert, featuring country music duo War Hippies, will be held at the Outer Banks Brewing Station in Kill Devil Hills on Friday, November 10 at 10pm. Tickets are $10 for military/Veterans and $15 for general admission (adults 21+ only), and can be purchased online here and at the door.

Public Greeting Of The Wall That Heals-Tuesday, November 14
The Dare County Veterans Advisory Council encourages all Dare County residents and visitors to show their support to local veterans by greeting The Wall That Heals—a traveling three-quarter scale replica of the Vietnam Veterans Memorial in Washington, D.C., that tours the country—when it arrives in Dare County on Tuesday, November 14. The trailer that transports The Wall That Heals throughout the country will be escorted by numerous Jeeps and approximately 400 motorcycles along U.S. Highway 64 from Columbia, through Manns Harbor and the Town of Manteo, to the Soundside Event Site in Nags Head. Members of the public are encouraged to stand safely along the sides of the road and wave American flags to greet the transport as it arrives on Tuesday, November 14. A tracking link for the trailer will be posted on www.DareNC.gov/Wall at 1 p.m. on Tuesday, November 14 to provide greeters with up-to-date information on the location of The Wall That Heals as it makes its way along the route through Dare County.

The Wall That Heals- November 16-19
The Wall That Heals is a traveling, three-quarter scale replica of the Vietnam Veterans Memorial in Washington, D.C., that tours the country. The Wall That Heals will be on display in Dare County November 16-19 at the Soundside Event Site in Nags Head. This free exhibit is hosted by the Dare County Veterans Advisory Council, which worked to bring the official replica of the Vietnam Veterans Memorial and its accompanying mobile education center to Dare County. An opening ceremony to celebrate The Wall That Heals’ stay in Dare County will be held at 10 a.m. on Thursday, November 16 at the Soundside Event Site. The ceremony will feature patriotic music, a presentation of colors, a poem reading and remarks from several guest speakers, including Dare County Board of Commissioners Chairman Bob Woodard, Dare County Veterans Advisory Council Chairman Justin O’Sullivan, General PX Kelley Memorial Fund founder Chris Kelley Cimko, U.S. Coast Guard Rear Admiral Shannon Gilreath and U.S. Army Vietnam veteran Barry “Fuzzy” Holt.

Veterans Writing Workshop- November 18-19
The 11th Annual Outer Banks Veterans Writing Workshop will be held at the UNC Coastal Studies Institute in Wanchese on Saturday, November 18 and Sunday, November 19. Beginner and experienced writers are invited to participate in this two-day workshop that is free for Veterans, active-duty military and their family members. The Outer Banks History Center + Manteo Library- The Month Of November
The Outer Banks History Center will feature a small exhibit of historical materials that tells the story of the Vietnam War era’s impact on the Outer Banks. The exhibition will be on display at the Manteo Library during operating hours for the month of November.

The 10th Annual Outer Banks Halloween Parade of Costumes
October 29, 2023~Aviation Park, Kill Devil HillsHalloween 2023
The FREE, family-friendly Halloween party is open to all ages, starting at 2:00 p.m. with trick or treating provided by local nonprofit organizations and area businesses around the frog pond at Aviation Park, plus various decorated vehicles and props on display throughout the park for photos. The short walking parade will begin at 3:00 p.m., followed immediately by the judging ceremony for the Best In Show costumes in three categories.

Outer Banks Brewtag
October 28, 2023~Nags Head Soundside Event Site
Presented by Kitty Hawk Kites, and hosted by the Rogallo Foundation, this event is a celebration of flight and beer. Brewtag teams from all over the East Coast compete to see who can launch and fly an empty 1/6 keg barrel the farthest.  Live music by local artists throughout the event pairs well with the local and regional craft breweries on-site and local food vendors ready to serve! This family-friendly event will also feature plenty of activities for the kiddos with a kid zone featuring games and crafts and lots of room to hang with friends, and kids, and watch the show!

Island Farm Pumpkin Patch

Bring your friends and family to celebrate the arrival of fall at Island Farm! On the first four Saturdays in October, Island Farm will host its 12th annual Pumpkin Patch event. There will be no shortage of fun memories to be made, with a diverse array of fall games and activities offered. This event will take place on October 7, 14, 21, and 28 from 9 A.M. until 3 P.M. Admission for visitors aged four and older is $10.
Children 0-3 years old are admitted for free.

Dare to Scare 5K & Sweet Treat Fun Run

The Virginia S. Tillett Community Center, located at 950 Marshall C. Collins Drive in Manteo,Halloween Outer Banks will host its annual Dare to Scare 5K & Sweet Treat Fun Run beginning at 8 a.m. on Saturday, October 28, 2023. All proceeds from the race will benefit the Virginia S. Tillett Community Center’s annual toy drive for local children in need, which will take place in December. The 5K event consists of a 3.1-mile race on a scenic course that begins at the Coastal Studies Institute in Skyco and continues along various residential roadways and trails—including portions of the Marshall and Gussie Collins Walkway—before ending at the finish line located at the Virginia S. Tillett Community Center.

A Night of 1587 Pumpkins
Saturday, October 28
The Elizabethan Gardens is going all out for Halloween with a family-friendly event in which they attempt to light 1,587 jack-o-lanterns to line a walkable pathway. There will also be trick-or-treating, contests, hot chocolate, apple cider, and s’mores. They need carved pumpkins to make this happen, so bring a carved jack-o-lantern with you between 5 and 6:30 p.m. or show up at the Gardens on Thursday or Friday from 10 a.m. to 4 p.m. to help carve. Barks & Brews Halloween Dog Costume Contest
Swells’a Brewing is hosting this event to benefit Outer Banks SPCA. Bring your dog in costume or come to see all the dressed-up pooches. This happens from 3 to 6 p.m., and cost $20. Swells’a is at 1802 S. Virginia Dare Trail in Kill Devil Hills.

Trick or Treat at Oregon Inlet Fishing Center. Kids can trick or treat along the docks, stopping at the boats for treats and games. Plus there’s food (she-crab soup from Sea Chef Catering!), a raffle drawing (bring a nonperishable food item to be entered into the raffle), and special guests. The fun starts at 5:30 p.m. at 8770 Oregon Inlet Road, south of Nags Head.

Buying an Outer Banks Investment Home

Here are some helpful tips about financing a vacation home:

  • A vacation home, or second home, is a residence that you plan to occupy for part of the year. It’s typically used as a vacation home but could also be used as a property that you visit on a regular occasion—such as an apartment in a city you visit frequently for work.
  • Typically, vacation homes must be located a certain distance from your primary home, or in a resort area, such as the Outer Banks of North Carolina. You cannot typically own another home in the same area.
  • Borrowers who want to purchase an Outer Banks investment home must have enough income to qualify for monthly payments and will typically need a sizable down payment, of at least 10%.
  • To qualify for a second home, a borrower must ensure that the home will be occupied only as a second home and that the property will be kept available for the borrower’s exclusive use and enjoyment. This means that the borrower cannot use the home solely as a time-share or rental home. If there is seasonal rental income on the home, you cannot use any rental income for qualifying. This doesn’t mean you can’t rent out your vacation home on occasion, which is a common misconception.Investment Home
  • Your vacation home is considered a dwelling unit if you use it for personal purposes for 14 days during a taxable year or use it for 10% of the total days you rent it out to others. In fact, borrowers may rent out their vacation home for 14 days throughout the taxable year without reporting any income to the IRS. You cannot deduct expenses associated with renting the property, but can still deduct mortgage interest, real estate taxes, and casualty and theft losses, according to the IRS. You should consult your tax advisor for more details.
  • Local property management companies allow homeowners to be absentee owners but still have full control to use the property whenever they want for however long they would like. The property management company can help you keep track of rental usage and report it to the IRS.
