Our journey began back in September 2016 when we attended a function at the beach in Corolla, NC. While there, we thought how wonderful it would be to have a beach house of our own. On a Sunday afternoon, we stopped by the Coldwell Banker office, not sure if anyone would be working. To our surprise, we met Johanna, who welcomed us in and sat down to explain the realities of buying property at the beach. Her message was clear: you need to be financially ready—no one is going to wait for you to sell your house when buyers are lined up with offers in hand. We left knowing we had some homework to do and time to prepare before our dream could become reality.
Over the years, we stayed in touch with Johanna, often calling to ask about one house or another. Without hesitation, she always made time to show us properties and keep our dream alive.
Fast forward to May 2025—after years of saving and preparing—we were finally ready. With enough funds for a strong down payment, we reached out to Johanna with a long list of homes to see, and she made it happen. We placed an offer on a property losing out to a higher bidder. That pushed us to become more aggressive, and eventually, we found the home we truly fell in love with. Johanna could see we were ready, and when we gave her our first offer, she was honest: that’s not going to get it. We raised our bid to a number we felt comfortable with, and Johanna quickly prepared and submitted our offer. Within days, we learned we had won the house—and our journey was finally moving forward.
From that moment, Johanna guided us seamlessly through every step. She coordinated inspections, lined up all the necessary paperwork, and connected us with Jamie Lavir, a mortgage loan specialist from Towne Bank Mortgage. Jamie immediately provided our pre-approval letter, ensuring our offer was solid. Over the next 35–40 days, Johanna kept everything on track until, at last, we received our keys on September 23, 2025.
We are beyond grateful for Johanna’s dedication, honesty, and tireless efforts in helping us make this dream come true.

As a contingent buyer in a seller's market and one doing a 1031 exchange, the challenges were many. And all tied to the sale of your listing and the property closing. I suggested you should not discount the property you ended up buying, very glad it worked out. :)
My husband and I had so few days to find a home to buy after closing on the one we were selling without losing a great deal of money, that I looked constantly. Every time we liked a home it sold before closing on the one we were selling. I finally pointed out to Johana a house I disliked because of the furniture and yard, and she immediately reminded me of the importance of location, ease of getting to the beach, and real perfection of the “bones” of the house. Listing and selling 10247-G Loon Court.
Johanna is the only one we considered when it came time to sell our house on Loon Court, as she helped us buy this house as well as one in Kill Devil Hills. We were very worried about trying to sell a house that appeared to have a rapidly shrinking beach, and even with putting almost $10.000 into moving the shifting dunes back to where they belonged, there were many people concerned that beach nourishment might not come in time.
But Johanna knows the Outer Banks and the changing seasons and how they affect the tides, and is more knowledgeable than anyone about what clients are looking for and need in a house. We were delighted when it sold to a young couple who seemed to love the house as we had for many years. We hope they enjoy the house for years to come.
