TLDR: Kasey KILLED IT and you're doing yourself a disservice if you go with anyone else on the beach. She's passionate about what she does and it shows every step along the way. Her, her entire team, her photographer, even down to the closing law firm she chose were all amazing. Full review: Kasey was BEYOND amazing. So to start, I picked Kasey to interview as our realtor because I knew her. While I didn't know how great of a realtor she was, I knew her well enough to know her character and I trusted that part about her. My husband was slightly apprehensive about choosing someone we knew solely because we knew them. As sellers, the realtor portion of closing costs is a significant investment so he felt it was crucial that we were paying someone who was going to be worth the expense. I told him if he didn't feel comfortable with her after he met her, then we could shop around some more. Let me tell you, she met and exceeded all of our expectations! Beginning from her first time checking out the house, she showed her knowledge and value. She was always honest if there was anything that she wasn't part of her profession and we needed to seek outside counsel. (For instance, questions about the loan itself). I think it's admirable when people know their limits and ensure you seek the right professional for issues outside of their wheelhouse. She explained the market (the beach market is like no other), gave us a suggested selling price range, and listened to us about our desires and opinions. Then as a team, we came up with a listing price (higher than her original suggested range), a timeline to get the house on the market, and a game plan if our house didn't get the response we were hoping. After we did our part (staging and deep cleaning), she sent out a photographer. The photographer not only took amazing pics, but he also sent out a drone and got some amazing sunset views as well. In the meantime, Kasey wrote out a thorough, well thought-out listing description that almost sold my house back to me! I had to keep reminding myself I was moving to be closer to family. Reading her description and looking at the pictures made me want to stay! It's frustrating when you are looking for a home and the listing descriptions are short and leave much to be desired. Once the the home hit the market, it was a blur. Within 24 hours, we had multiple (at- and above-asking price) offers. She professionally handled the offers, gave us thorough explanations for our 55,000 questions, and had us under contract in 3 days. Since we had a few offers over asking, she helped us weigh out our options and helped us make sure we chose the most solid offer. I wish the stress of selling ended there, but as you know, there comes inspections and more negotiations. But we were oddly calm throughout the process. I give credit for the peace to God (we knew He was going to take care of us) and Kasey (she was amazing at answering our questions and helping us negotiate the post-inspection negotiations). We had the smoothest house-selling process (even though it was a whirlwind). We were under contract in 3 days and closed in 38 days after that. I can't rave about her professionalism enough. As I stated in the beginning, I knew she had good character, but we were blown away by her professionalism, knowledge, responsiveness, etc. As I told her when everything was all said and done, I wish I had 11 more houses so I could work with her each month for the rest of the year. If you're not sure about who to choose to help you buy or sell your house in the Outer Banks, or you're teetering between a few, give Kasey a call and let her ease your fears. Keep in mind, the market on the beach is much different than markets in "regular" areas. As a vacation destination, things are different than primarily residential areas, so go with someone who really understand that market! PS. She was well worth the expense. ??

When we searched for a Realty Company on the Outer Banks to sell our beloved beach house, we were attracted to the Coldwell Banker-Seaside Group as our choice for representation. We have never been more satisfied with our choice as we were with Heather Vandermyde and her team of experts. From our first meeting with Heather to view our property, to the eventual sale and closing, we were impressed with everyone's knowledge and professionality and felt relaxed that our property was in good hands. The VanderMyde Group faced unique challenges selling my house (because of a mess left behind after my neighbor’s house burnt down) and got the job done within the timeframe I wanted to sell my house. Their customer service is better than great and my biggest regret is that I did not try to pay the VanderMyde group to make a commercial like video of my house when my house was first listed. Heather VanderMyde made a video to include on my house’s listing and after about 3 years of looking at Outer Banks real estate I felt that the VanderMyde Group’s listing and video of my house made the best first impression I’ve seen among comparable real estate. I suggest asking the VanderMyde Group to see the 4809 Vista Lane listing and video to get an idea of how great of a job they can do listing your house.

Heather and Saska provided a great experience for us when they listed our house on 1055 Waterlily Road. I was always kept abreast of what the market was doing in our area no matter if it was negative or positive. I always knew they had my best interest at heart. I feel I have made a life long friendship with both of them.
Once we moved to the Richmond Area we learned that the agents here are more interested in a sale as opposed to helping their client find the right home for them. I wish I could have had Heather and her team to guide us through this very trying market. In the end we gave up on Real Estate Agents and decided to build another home, with our own experience and backed by a good Attorney. It was a smart move, since the Builder's ex-school teacher/Real Estate Agent has been anything but professional much less accurate.
In short, there are very very few Real Estate Agents with the integrity, knowledge, and personality to compete with Coldwell Banker Seaside Realty and the team of Heather Vandermyde.

Heather and her team are gifts from heaven to us. We were having serious health issues and are older in age. We were selling our house of 16 years and moving to another state to live across the street from our daughter and her family. Our specialist doctors are fifteen minutes away instead of an hour and a half. Kiirsten Farr was our agent for selling our home. Kiirsten was fantastic. We had already moved out of the house. Kiirsten went by the house before and after each showing to tend to things like opening/closing the blinds, turning on/off the lights, checking to see that the house was going to show well, etc. She was very diligent in gathering info to list the home. She was always very friendly and helpful. She well exceeded our expectations.
